Sometimes the smallest parts cause the biggest problems in building management. The leaking shower cartridge wasn't caused by the cartridge itself; instead, a brittle O-ring had simply reached the end of its life. For building managers, replacing aging cartridges before they fail—and applying a little plumber's silicone grease during installation—can help prevent leaks and extend the life of the seals. Property insights reveal that a few minutes of preventative maintenance today can save thousands in repairs tomorrow.

Does it take two hands—or a sore shoulder—to slide your patio door open? Before considering a full replacement, building managers should check the rollers. Worn or damaged wheels are among the most common reasons sliding doors become difficult to operate. Replacing them can completely transform how the door feels and typically costs much less than replacing the entire unit. Takeaway: Small repairs often make the biggest difference, offering valuable property insights for effective building management.

If you live in a condominium, you're likely aware of how quickly garbage and recycling areas can become unpleasant if they aren’t cleaned regularly. This is one of those maintenance tasks that often goes unnoticed, yet it makes a huge difference. Water is the single biggest enemy of any condominium building, and as a building manager, it's crucial to be proactive. On July 7, 2022, a washing machine supply line failed in one suite, sending water into 11 homes. It took until May of the following year to complete all repairs, with dozens of trades in and out of the building for months. The photo shows a nylon-braided rubber supply line that failed after only three years; heat from the adjacent discharge hose had slowly weakened the material until it finally gave way. For appliances such as washing machines, dishwashers, toilets, and faucets, I strongly recommend using stainless steel braided supply lines. These are inexpensive, readily available, and provide a much greater level of protection than rubber lines. This is a vital property insight for all building management professionals. Takeaway: A $20 supply line can prevent hundreds of thousands of dollars in water damage.

Today reminded me that every person has a story. I'll admit, years ago I used to think, "If you hadn't taken the drugs, you wouldn't be in this situation." After working in downtown Vancouver for many years in building management, that perspective changed. Recently, I met Benny, a 34-year-old man sleeping outside my building while in opioid withdrawal. Just an hour earlier, he had been discharged from the hospital with nowhere to go. As we talked, I learned that before addiction, Benny had been a journeyman carpenter, living with his girlfriend and looking forward to the future. What began as occasional weekend drug use slowly took everything from him. With help from a pharmacy in our building and an outreach worker from Vancouver Coastal Health, Benny accepted another chance at recovery. As a building manager, I understand how vital community support is in such situations. Whether this is his first attempt or his tenth isn't what matters. What matters is that he's still willing to try. Takeaway: Behind every addiction is a person who once had hopes, dreams, and a future. Compassion doesn't solve every problem, but it can be the first step toward giving someone another chance. Remember, as building management professionals, we can apply these property insights to foster a more supportive environment for everyone.

One insight I've gained over the years, especially relevant for building management, is that water has a remarkable ability to find the smallest path of least resistance. This particular dryer vent was creating condensation, and over time, that moisture worked its way through a tiny opening in the concrete slab. The visible leak wasn't the core issue—it merely served as a clue. An epoxy injection around the penetration effectively sealed the pathway and resolved the problem. Takeaway: water is persistent, and as a building manager, understanding how to track its true path is often the most challenging aspect of property repairs.

While our P1 parkade membrane replacement project continues, work is also underway on our third-floor podium membrane replacement. Once the old membrane was removed, years of hidden deterioration were uncovered—water trapped beneath the membrane, tree roots growing through drains, and irrigation lines obstructed by root intrusion. These issues, often overlooked in building management, remain invisible until the surface is opened up. Left unaddressed, they can lead to leaks, structural deterioration, and much more costly repairs. For building managers, this highlights the importance of proactive maintenance. Takeaway: The biggest building problems are often the ones you can't see, reinforcing essential property insights for successful management.
